Summary:
The Help to Buy (HTB) scheme assists first-time buyers of newly-built homes or self-build homes. It provides a refund of income tax and Deposit Interest Retention Tax (DIRT) paid in Ireland over the previous 4 tax years. The scheme only applies to properties costing €500,000 or less.

Eligibility:
Applicants must be first-time buyers purchasing or self-building a new residential property between 19 July 2016 and 31 December 2024. They must take out a mortgage of at least 70% of the purchase price and must live in the property for 5 years. They must be fully tax-compliant for the 4 years immediately before the claim.

Funding Amount:
The relief can be up to €30,000 or 10% of the purchase price of the property or 10% of the completion value of a self-build, depending on the amount of income tax and DIRT paid for the previous 4 years.

How to Apply:
Applications can be made through Revenue’s myAccount service for PAYE employees or through Revenue’s Online Service (ROS) for self-assessed taxpayers. The application process has two stages: the application stage and the claim stage.
